Begin with the service boundary
Ask the property manager to confirm which lots, drives, sidewalks and entrances belong in the contract. A parcel boundary, the visible pavement and the service boundary may all be different.
Mark exclusions and shared areas explicitly. Aerial imagery can show a surface, but it cannot determine who is responsible for clearing it.
Divide the property into workable zones
Separate open parking areas, narrow drives, loading docks, pedestrian routes and entrances. Give each zone an identifier that can be reused in the estimate and the crew’s site plan.
Document visible islands, curbs, parked-equipment areas and access constraints. A ground walk remains important for features obscured by trees, vehicles or building overhangs.
- Plowable paved area and exclusions
- Sidewalk lengths or areas, with widths where needed
- Loading and delivery access to maintain
- Proposed snow-storage areas for owner review
Measure while the pavement is visible
Clear-ground imagery makes edges and surface types easier to interpret. Snow cover can hide precisely the details the estimator needs. If older imagery is used, confirm whether the property has changed.
The measurement report should state the capture date, units, included areas and anything obscured. Treat unverified areas as follow-up items rather than silently counting them as known.
Turn measurements into your own operating estimate
Area is an input to pricing, not the price itself. Equipment choice, labor, service triggers, obstacles, snow hauling, storage and contract requirements still need the contractor’s judgment.
Salt usage also depends on conditions and application practices. An aerial lot measurement does not establish an appropriate treatment rate. Salt-pile inventory is a separate measurement task, and indoor storage needs its own access review.
Prepare a comparable quote request
Send the property address, bid deadline, marked service boundary and your preferred reporting units. Identify any sidewalk, loading-zone or snow-storage requirements that affect the scope.
If you already use another measurement provider, ask for a competitive proposal against the same deliverables and frequency. A clearly defined scope makes the comparison more useful than price alone.
